BUYERS

  • Help to determine the viability of your wants and needs in both a home and neighborhood.

  • Help you to understand what you can afford, and to find suitable financing,

  • Educate you with current market conditions and advise you on what to expect as you look for a home.

  • Share real time property alerts.

  • Tour available properties and discuss details, including a home’s pertinent selling points, floor plans, neighborhood and community proximity to schools, shopping, cultural activities and work commute.

  • Evaluate competitive pricing of nearby homes.

  • Obtain disclosures, to be sure home inspections and repairs are identified and managed.

  • Draft purchase contract and insure disclosures are reviewed and singed  for offer presentation.

  • Negotiate offer

  • Once offer is ratified, coordinate activities of lender, title company, and any necessary inspections. 

  • At time of final closing, supervise signing of all documents.

SELLERS

  • Planning meeting:  discuss strategy,  logistics, walk through with an eye towards preparation for selling, potential for staging, move dates, possible renovation, floors, etc.

  • Prepare house for sale:  schedule handy man, painters, cleaners, contractors etc.

  •  Complete property disclosure packet and schedule inspections.

  • Schedule photo shoot of your home with Vanguard's in-house photographer.

  • Collaborate with Vanguard marketing team to prepare brochures, statements, coming soon cards, just listed cards, property website, and e-blast.

  •  Upload your home specifics to the MLS with professional  photographs.

  •  Upload your home to Vanguard Properties, Leverage Global, and  SF Gate websites. 

  •  Install a Vanguard For Sale sign on property.

  •  Install a lockbox on your door if property is vacant.

  •  Coordinate viewing schedule with realtor and potential buyers.

  •  Host brokers open, Saturday & Sunday open houses, and a  Thursday Twilight Tour for Top Agents.

  • Follow-up with fellow agents previewing property and provide  feedback to seller.

  • Provide weekly activity updates to seller, with feedback.

  •  Present offers from buyers and go through detailed analysis of  each offer.

  •  Negotiate with buyer's agent on your sellers behalf.

  •  Once offer is ratified, manage timelines of offer, and insure all  documents are signed by all parties.
